Market Trends for October Might Surprise You!

October might be known as the scariest month of the year and listening to the news about the economy might just give you a fright but a look at the data for housing trends as of October 31st paints a different picture. The List to Sold Price Ratio and Median Sales Price have decreased again month-over-month, good news for buyers but the number of Days on Market is still just eleven days and with just under two Months of Inventory sellers shouldn't feel like they've missed their opportunity to sell. What we are finally seeing is a much needed correction to the market in which competition for homes has slowed, allowing buyers some room to negotiate and the peace of mind to once again be able to do their due diligence, have inspections done and be sure the home they have contracted to purchase is just what they want...good news for both buyers and sellers who don't want to see contracts fall through simply because the buyer got caught up in a bidding war only to back out days later.
