Increasing Months' Supply is Great News for Buyers!

This month I'm focusing on one number, which I believe gives us tremendous insight into what's happenin in the market, and that's Months' Supply. Generally speaking a balanced market is one in which there are 5-6 Months' Supply, which is the length of time it would take to sell out of existing inventory if no additional homes went up for sale. As of the end of September the Months Supply was still at just 1.9 months, which on the surface tips the scale in favor sellers, however, if we look at the trend of Months' Supply over the last two years we are finally seeing the inventory start to increase. This increase in inventory spells good news for buyers. In fact, September's 1.9 Month's Supply is the highest since November 2019. For 2022 we bottomed out with just three weeks' supply back in February with the figure climbing steadily every since. These calculations are specifically for North Cobb County in Metro Atlanta however they are representative of the entire Metro area.
