Many of us love a good competition, both as a participant and as an observer. If you watched any of the winter olympics earlier this month you saw some of the best athletes in the world competing in hopes to be awarded a bronze, silver or gold metal in their sport. Alternatively, when you are a home buyer in a seller's market competition can get tiresome and downright frustrating very quickly. But there is some good news that can help home buyers. There are several strategies, suggestions and programs your Realtor can provide for you to increase your chances of winning the bid in a multiple offer situation.
If you really don't like the idea of getting into a bidding war the best option for you may be to consider new construction. Although there's no guarantee you won't be competing against other offers what I've found from talking with on-site agents is that it's much less likely for buyers to be in competition because there are often multiple homes and lots to choose from. Some new construction homes do end up selling for above list price but more often that not that's due to the buyer selecting upgrades for their home that are added to the price.
Regardless of whether you get a rush from a little competition and decide to start looking at previously owned properties or you want to shy away from it altogether and decide new construction is the way to go, your best bet as a buyer in a seller's market is to have an experienced Realtor on your side. Even if you've played the game before, if you haven't been a buyer in a seller's market the rules to the game have changed but with the help of your Realtor you could win that bid and take home the gold!
